Balitecture Realty is the dedicated real estate sales arm of the Balitecture group. While Balitecture handles architecture, construction, and property management, Realty focuses entirely on helping buyers find and secure the right property in Bali.
The team is led by Dan (Director and Co-founder) alongside a full roster of licensed sales agents including Yuuki, Eka, Rezy, Alit, and Nengah. Legal oversight comes from Yogi, our in-house legal advisor who reviews every transaction.
We are a registered member of AREBI (the Indonesian Real Estate Broker Association) and hold SIUP-4 certification. This is not a casual referral service - it is a fully licensed, regulated property brokerage with offices in Bali and Hong Kong.

Why the Market Is Growing
The Bali property market has shifted significantly over the past five years. What was once a niche destination for adventurous expats has become a structured investment market attracting serious buyers from around the world. Several factors are driving this shift.
Tourism infrastructure is expanding rapidly. The Indonesian government has committed billions to upgrading Bali's roads, water systems, and digital connectivity. The new southern bypass road has dramatically improved access to Uluwatu and the Bukit Peninsula. Airport expansion plans are underway. These infrastructure investments directly increase property values in the areas they serve.
Land supply is genuinely limited. Bali is a small island with strict zoning regulations. Green zones, agricultural protections, temple buffer zones, and coastal setbacks all restrict where development can happen. In prime areas like Canggu and Seminyak, available land is becoming scarce. This supply constraint is a fundamental driver of long-term price appreciation.
The digital nomad migration is real and growing. Foreign investment frameworks are maturing. Market Risks to Understand
